“This sale is part of a two-property portfolio, consisting of the Homewood Suites and the Home2 Suites in Fort Smith, with the Home2 Suites scheduled to close early next year,” said Chris Gomes, executive managing director investments. “This marks a strategic expansion for the Texas-based buyer, who owns approximately 30 hotels across multiple states, and it’s their third hospitality asset in the state of Arkansas.”
Chris Gomes, investment specialist in Marcus & Millichap’s Dallas office, in association with Steve Greer, Marcus & Millichap’s Arkansas broker of record, had the exclusive listing to market the property on behalf of the seller, Heritage Hotel Group, LLC, and procured the buyer, FortSmith RA HS Hotel LLC. The transaction received additional support from Allan Miller of the Miller-Gomes Hotel Team.
Built in 2009, Homewood Suites is a four-story, 88-room extended-stay hotel located at 7300 Phoenix Ave. The property sits on a 2.34-acre lot less than a mile from Fort Smith Regional Airport and benefits from a prime location surrounded by key demand drivers, including Mercy Hospital Fort Smith, Baptist Health, Rheem Manufacturing, and the Fort Smith Air National Guard Base. The hotel consistently attracts extended-stay demand from these major employers, as well as from the nearby University of Arkansas – Fort Smith.
