This investment offering includes a 93-room Red Roof Inn and a 63-room independent hotel called Q Lodging, located adjacent to the Red Roof Inn Lackland. The hotels are situated on the same plat. Both hotels cumulatively produced approximately $1.14M in room revenue during 2016 and a net operating income of about $383k. The independent hotel can also be re-branded with an economy franchise, thus presenting a revenue upside opportunity for a prospective buyer. Currently, the hotel is inefficiently managed by its absentee-owner who is located on the West Coast.

A new owner will have to complete the comprehensive PIP provided by Red Roof Inn franchise. The independent hotel (Q Lodging) may have to be converted back to a Red Roof Inn post PIP.

Each room comes with air conditioning, mini refrigerator, microwave, coffee maker, iron with ironing board and cable TV. Located on the same lot is an additional independent hotel, currently operating as Q Lodging Motel. Q Lodging Motel is a 63-room, exterior corridor, independent hotel. This two-story property is included in the sale of the Red Roof Inn Lackland. Both hotels are located on a single plat, although they have separate entrances and common area.

Demand for rooms in this market is driven by San Antonio’s multiple attractions, large employers, and ample hospitals, schools, and universities. The subject hotels are less than ten miles west of popular tourist attractions in downtown San Antonio such as the Alamodome, the Alamo, and the famous River Walk. The properties are located approximately one mile from Lackland Airforce Base and less than five miles from JBSA-Lackland and Medina Training Annex. Regular Graduation events boost room revenue nights for both properties.
